Questions people ask us
How PropertyAdmin works for managers, landlords and compounds: tenants, statements and money. If yours isn’t here, email us.
Getting started
Send us the spreadsheet you already keep. We import your units, tenants, rent and due dates with you on day one, so there’s no retyping.
No. PropertyAdmin runs in the browser, on your laptop or your phone.
Property managers and agencies running units for landlords, landlords running their own units, and tenants who share a compound and its costs.
Yes. Owners, managers, caretakers and site maintenance each get their own login, at no extra cost. A caretaker sees only their own buildings; site maintenance only the repairs in them. We price on units, not seats.
Tenants & reminders
No. Reminders arrive as an ordinary SMS or WhatsApp message with your number to call or WhatsApp, and a link where they can see what they owe and write back. No app or sign-in.
At 08:00 every morning, to tenants whose rent is overdue: on days 1, 3, 7, 14, 21, 28, 35 and 42 after the due date, until they pay.
Yes. Choose polite, firm or final-notice wording, and pause reminders for any tenant you’ve agreed a plan with.
SMS works the day you sign up, with no approvals needed. WhatsApp reminders are coming next. You can already send statements on WhatsApp today.
No. Tenants keep paying by transfer or USSD as they do now. You record the payment and its reference in PropertyAdmin.
Statements & landlords
No. Landlords never get a login. They receive the finished statement you choose to send, so you stay in control of what they see.
Rent expected and collected, arrears by tenant with the reminders sent, each repair with its photos and cost, and the net amount due to the landlord. All on one page.
On WhatsApp or by email in one click, or save a PDF to send however you like.
No. A job can only be marked resolved once its after photo is added, so every cost on a statement has a photo behind it.
Landlords running their own units
No. If your manager uses PropertyAdmin, the statement arrives on WhatsApp or by email on the 1st. Nothing to sign up for.
No. They keep paying into your account by transfer or USSD. You record each payment and its reference.
You pay only for flats with a tenant in them: ₦250 each a month, so 6 tenanted flats cost ₦1,500. There’s a 14-day free trial.
Yes. Your statements stay exportable, and a manager on PropertyAdmin can pick up your units where you left off.
Compounds
No. One person keeps the books, usually the secretary or chair. Everyone else gets the levies, reminders and notices as WhatsApp messages, in the group or to their own number.
No. Residents keep paying into the compound’s account by transfer or in cash. You record each payment and its reference, and it shows in the kitty.
The bill is divided between the households that pay, rounded up to the nearest ₦50. Empty flats are left out.
No. The compound section is run by residents for the costs you share among yourselves: the cleaner, the water bill, the gate, the drains.
₦500 a month per household. Empty flats aren’t counted, so eight flats with one empty cost ₦3,500.
Billing
Agencies and landlords pay ₦250 a month for each occupied flat; empty units are free. Compounds pay ₦500 a month per household. There’s no base fee.
Yes, 14 days. Your card isn’t charged until the trial ends, and you can cancel anytime.
After 7 days your account becomes read-only, but you can always export your statements. We never hold your reports hostage.
Data & security
Phone numbers and bank details are encrypted and never written to logs. Location data is stripped from repair photos before they’re stored, and every account’s data is kept completely separate.
You do. Your statements stay exportable even if your account is locked.
